For a business owner, every month of construction delay is a month of lost revenue. That's why commercial construction needs a different approach from building a home: tighter schedules, detailed costing and careful planning for fire safety, parking and services.
Here's what we've learned building commercial spaces in Lucknow and Prayagraj.
Types of commercial projects
| Project |
Key planning points |
| Shops & showrooms |
Wide column spans, strong frontage, rolling shutters, mezzanine options |
| Cafés & restaurants |
Kitchen exhaust, drainage, grease traps, gas lines, seating layout |
| Clinics & hospitals |
Patient flow, ramps, wide doors, specialised electrical and plumbing |
| Hotels & guest houses |
Repetitive room modules, fire exits, water storage, lift provision |
| Offices |
Open floor plates, daylight, data cabling, parking |
| Warehouses |
Clear heights, floor load capacity, truck access |
Step 1: Get the approvals right
Commercial buildings need approvals from the development authority (LDA in Lucknow, PDA in Prayagraj), and depending on height and use, fire department clearance. Planning these from the start avoids costly redesigns later.
Step 2: Insist on a detailed BOQ
A Bill of Quantities (BOQ) lists every item of work with quantity and rate: excavation, concrete, steel, brickwork, flooring, electrical points and more. It lets you compare builders fairly and control changes during the project.
Step 3: Plan the services early
- Electrical load: commercial kitchens, ACs and medical equipment need higher loads and proper DB planning
- Plumbing & drainage: cafés and clinics need more water points and grease or effluent handling
- HVAC: plan duct and AC routes before ceilings are designed
- Fire safety: extinguishers, exits and, for larger buildings, sprinklers and hydrants
Step 4: Fix the schedule with milestones
A good commercial construction company in Lucknow or Prayagraj will give you a milestone schedule, for example:
| Stage |
Typical duration (G+2 commercial) |
| Design, BOQ & approvals |
1–2 months |
| Foundation & structure |
3–4 months |
| Masonry & services |
2–3 months |
| Finishing & handover |
2–3 months |
How much does commercial construction cost?
Commercial construction typically starts at around ₹1,499 per sq.ft for a shell-and-core building. The final cost depends on the building type, span, finishes and services. A café fit-out or clinic will cost more than a basic shop because of kitchen, plumbing and electrical requirements.
Every commercial project should be quoted with a detailed BOQ after reviewing your drawings and site.
Choosing a commercial construction company
Ask these questions:
- Have you built similar projects? Can I see one?
- Will I get a detailed BOQ before signing?
- Who is the project manager, and how often will I get progress reports?
- How do you handle changes and extra work?
- What safety measures are used on site?
- What warranty do you provide on structure and services?
Frequently asked questions
Can you build to my architect's drawings?
Yes. We regularly build commercial projects to drawings supplied by our clients' architects.
Do you handle interiors for cafés and clinics?
We handle civil work, services and finishing. Specialised interiors can be included or coordinated with your interior designer.
Can a residential building be converted for commercial use?
It depends on local land-use rules and the structure's design. Check approvals first, and have a structural engineer assess the building.
