Every week we meet families in Lucknow who have saved for years to build their own house, and almost all of them ask the same question: "How do I know which builder to trust?"
It's a fair question. Search for a construction company in Lucknow and you'll find hundreds of names: big turnkey firms, small building contractors, individual civil contractors and labour thekedars. Prices vary wildly, and so does quality.
This guide explains the difference between them, and gives you a simple 12-point checklist you can use in every meeting.
Construction company vs building contractor vs civil contractor
| Type |
What they usually do |
Who manages materials? |
Best for |
| Turnkey construction company |
Design, approvals support, materials, labour, supervision and handover |
The company |
Owners who want one accountable team and a fixed price |
| Building contractor (material + labour) |
Construction as per your drawings |
Usually the contractor |
Owners who already have an architect and drawings |
| Civil / labour contractor (thekedar) |
Labour only |
You buy cement, steel, sand, bricks |
Owners who can visit site daily and manage purchases |
A labour-only contract looks cheaper on paper, but you carry the risk of material wastage, price changes and quality control. For most working families, a turnkey house construction contract in Lucknow ends up costing less overall, because the price is fixed and someone else is accountable for every bag of cement.
Tip: Ask every builder one question: "If the cost of steel goes up next month, who pays?" The answer tells you a lot.
The 12-point checklist
1. A written, itemised quotation
A good construction company will give you a quotation that lists brands, grades and quantities, not just one rate per sq.ft. Compare quotes line by line: steel brand, cement grade, tile budget, bathroom fittings, paint type and electrical brands.
2. Clear rate per sq.ft (and what it includes)
"₹1,500 per sq.ft" means nothing until you know what's inside it. Ask whether the rate covers plaster, flooring, doors, windows, fittings, painting, borewell and elevation. A grey structure (structure only) and a complete home are very different things. See what each of our packages includes.
3. Branded, ISI-marked materials
Insist on ISI-marked TMT steel (Fe-500D or better) and branded OPC/PPC cement. These are the backbone of your house, so never compromise here.
4. Structural design by a qualified engineer
Your column sizes, steel and slab thickness should come from a structural engineer's drawing, not from "experience". Ask for a copy of the structural drawings.
5. Stage-wise payments linked to work
Never pay large advances. Payments should be tied to milestones: foundation, each slab, brickwork, plaster, flooring and handover.
6. Quality checks at every stage
Ask how they check steel spacing, cover blocks, concrete mix and curing before each slab is cast. Here's our own 10-point checklist before slab casting.
7. A realistic timeline in writing
A typical G+1 home of about 2,000–2,500 sq.ft takes 8–10 months. Be careful of anyone promising much less.
8. Experience with LDA rules and local soil
A local builder should understand Lucknow Development Authority (LDA) approval drawings, setbacks and the soil conditions in your area, from Gomti Nagar Extension to Jankipuram.
9. Site visits to ongoing projects
Photos are easy to share. Ask to visit an ongoing site and see the workmanship yourself.
10. A dedicated site engineer
Who will you call when something goes wrong? You should have one engineer responsible for your site.
11. Warranty on structure and workmanship
Ask for a written structural warranty and a workmanship warranty on waterproofing, plumbing and electrical.
12. Transparent communication
Regular photo and video updates on WhatsApp should be standard in 2026.
Red flags to watch for
- A rate much lower than everyone else's, with no material details
- Pressure to pay a big advance "to lock the price"
- No written contract, or a one-page contract
- Reluctance to show ongoing sites
- "Brand as available" instead of named brands
How much does it cost to build in Lucknow?
As a guide, a grey structure starts at around ₹1,199 per sq.ft, and a complete, ready-to-move-in home typically ranges from ₹1,699 to ₹1,899 per sq.ft depending on materials. Frequently asked questions
Is a turnkey construction company more expensive than a thekedar?
The quoted rate is often higher, but the final cost is usually similar or lower once you include material wastage, price increases and your own time. You also get a fixed price and one point of accountability.
Should I hire an architect separately?
If you have a complex design, yes. Otherwise, a good turnkey company provides floor plans, elevation and structural design as part of the package.
How do I verify a construction company in Lucknow?
Check their business registration, visit ongoing sites, speak to past clients and read the contract carefully before signing.
